Architectural and Construction Services

Schematic Design - Consists of determining the client's requirements for design of the project, preparation of conceptual design studies showing the buildings and their relationship to the site and adjacent structures. An estimate of probable construction cost - based on area, volume or other unit costs is prepared to assist the client in determining the compatibility of the project needs with his budget.

Construction Documents - Consists of the complete working drawings and specifications, preparation of necessary bidding information and final estimate of probable construction cost.  We also assist the client in filing required documents necessary to secure approvals of governmental or other agencies having jurisdiction over the project, when applicable.

Design Development - From the approved schematic design studies, design development documents are prepared, consisting of drawings and specifications to establish size and character of the project including structural, mechanical and electrical systems, materials and other appropriate building elements. An adjusted statement of probable construction cost is prepared.

Construction Administration - Provide administration of the construction contract, making periodic visits to the site to determine that the work is proceeding in accordance with the contract documents. We issue certificates recommending payment by the client to the constructor for work done on the project, review and approve shop drawings and samples submitted by the constructor. When necessary, we prepare change orders to amend the contract cost. As construction concludes, we determine dates of substantial and final completion, deliver to the client all certificates from inspecting authorities, equipment operating manuals, bonds, guarantees and related documents. This phase concludes when the final certificate for payment has been issued.

Master Planning -Provides communities with a roadmap for where they're going and how they will get there. Most Master Plans cover at least a 20 year planning period. It is a "living document" that identifies problems and needs and then reviews and recommends alternatives for correction of the most significant problems.

Bidding or Negotiation- Involves securing bids or negotiated proposals for construction based upon construction documents and assisting the client in evaluating proposals preparatory to awarding construction contracts.

Building Information Modeling (BIM) Services - This service includes: Conversion of completed 2D construction drawings to 3D BIM models Development of Architectural BIM models working with architects, structural and  Mechanical, Electrical, Plumbing (MEP) consultants. We also develop "Builders" BIM models for general contractors.

Project Management - The architectural project manager will work closely with the construction project manager in the office of the general contractor and at the same time, coordinate the work of the design team and numerous consultants who contribute to a construction project and manage communication with the client. The issues of budget, scheduling, and quality-control are the responsibility of project management.

Pre-feasibility Study- This study is conducted first to help sort out relevant alternatives before proceeding with a full-blown feasibility study.  It can save the client time and money.

Feasibility Study - A Feasibility Study is a process which defines exactly what a project is and what strategic issues need to be considered to assess its feasibility, or likelihood of succeeding.  Feasibility studies are useful both when starting a new business, and identifying a new opportunity for an existing business. The feasibility study process will involve making rational decisions about enduring characteristics of a project.  The feasibility study will

  • Give focus to the project and outline alternatives

  • Narrow alternatives

  • Identify new opportunities through the investigative process

  • Identify reasons not to proceed or not to proceed

  • Enhance the probability of success by addressing and mitigating factors early on that could affect the project

  • Provide quality information for decision making

  • Help to justify increased investment in the company

  • Provide documentation that the business venture was thoroughly investigated

  • Help in securing funding from lending institutions and other sources

  • The feasibility study is a critical step in project assessment process.
